Edge Out The Sellers Market Competition With New Flooring

Though it’s rumored the housing market may be slowing, competition among sellers remains at an all-time high. If you’ve been considering putting your house up for sale, you must think about the current market your house will enter. The cutthroat competition makes it essential for sellers to give themselves a leg up on the numerous homes currently on the market.

Selling your home involves a lot of hard work and tough decisions. You want to ensure you get the best price possible for your home. If you’re considering selling your home as is, it’s important to keep in mind the current housing market your home will be entering. This market is full of beautiful homes ready to trample on potential contenders. To give your home the greatest advantage, increase your home’s value and desirability with new flooring. Edge out the competition with brand new, crisp, stain-free, bright floors to make your home stand out to potential buyers.

First Impressions

We know first impressions are important. For this reason, your home must put its best foot forward when entering the aggressive market. When potential buyers walk into your home, one of the first things they will notice is your flooring. Because of this, your flooring essentially sets the tone and mood for your entire home.

If a potential buyer walks into your home with carpet stains, scuffed hardwood, or cracked tiles, the appeal of your home will take a direct hit. Real Estate Broker Melanie Giglio-Vakos, founder and president of MVP Chicago, says it’s important to give potential buyers a good feeling about your home from the start. She states, “If your floors are not in good shape, a buyer may think about what else may be wrong with the home.” Well-maintained flooring will illustrate to the buyer that the home is well-cared for.

Benefits Of Investing In New Flooring

When investing in any home project, you want to be sure that there is ROI (Return On Investment). This year, the NAR (National Association of Realtors) completed a Remodeling Impact Report exploring the variety of remodeling projects and their impact on homeowner and renter remodels. The researchers studied all remodeling projects, from hardwood floor refinishing to insulation upgrades, basement conversions, kitchen remodels, and more. In doing so, researchers took the dollar value to the estimated cost of each project to produce a “Recovered Project Cost.” The research found that “For interior projects, the highest percentage cost recovered was from refinishing hardwood floors at 147 percent,” and “… new wood flooring at 118 percent.” The study also focused on the consumer’s viewpoint after completing the project to find:

  • 100% of hardwood consumers had a greater desire to be home since completing the project
  • 64% found that they had an increased sense of enjoyment when they were at home
  • 64% felt a major sense of accomplishment when they think of the project

In addition, the NAR also found that this worthwhile investment’s ROI can increase your home’s price value. The NAR released that 54% of buyers are willing to pay more for hardwood floors when buying a house.
